FLSA Status: Exempt

Salary: Range $70-90k plus bonus

Job Summary: We are seeking an experienced Asset Manager with a strong background in Financial Planning & Analysis (FP&A) to join our dynamic team. The Asset Manager will be responsible for overseeing a portfolio of self-storage facilities, driving financial performance, and implementing strategies to optimize asset value.

Financial Analysis and Reporting:

  • Conduct detailed financial analysis of property performance, including revenue trends, expense management, and capital expenditures.
  • Prepare comprehensive financial reports and presentations for senior management and investors, highlighting key performance indicators and variance analysis.
  • Develop and maintain financial models to forecast future cash flows and evaluate investment opportunities.
  • Asset Management:
  • Develop and implement asset management strategies to enhance property performance and maximize value.
  • Monitor market trends, competitive landscape, and economic indicators to identify opportunities and mitigate risks.
  • Work closely with property managers to optimize operational efficiency, leasing strategies, and tenant relationships.

Portfolio Optimization:

  • Evaluate portfolio composition and recommend asset allocation strategies to achieve investment objectives.
  • Identify opportunities for portfolio diversification, asset repositioning, and value-add initiatives.
  • Collaborate with acquisition and disposition teams to assess potential transactions and support due diligence efforts.

Capital Planning and Budgeting:

  • Coordinate annual budgeting process for properties within the portfolio, aligning financial objectives with operational plans.
  • Develop capital expenditure plans and prioritize investments based on ROI analysis and strategic goals.
  • Monitor capital projects to ensure timely completion and adherence to budgetary constraints.
  • Stakeholder Communication:
  • Serve as a primary point of contact for investors, providing regular updates on portfolio performance, market insights, and strategic initiatives.
  • Communicate effectively with internal stakeholders, including senior management, finance teams, and property management staff.

Qualifications:

  • Bachelor's degree in Finance, Real Estate, Business Administration, or related field; MBA or advanced degree preferred.
  • Minimum of 3 years of experience in asset management, financial analysis, or real estate investment.
  • Strong proficiency in Financial Planning & Analysis (FP&A) methodologies, financial modeling, and valuation techniques.
  • Knowledge of commercial real estate industry, with specific experience in self-storage facilities preferred.
  • Excellent analytical skills, attention to detail, and ability to interpret complex financial data.
  • Effective communication and interpersonal skills, with the ability to collaborate cross-functionally and engage with stakeholders at all levels.
  • Proven track record of driving financial performance and implementing value-enhancing strategies.
  • Proficiency in Microsoft Excel, PowerPoint, and financial software applications.
